Home Inspection Cost

    This inspection is a limited visual inspection of the readily available areas, which are listed in this report, and should be read in full before any pertinent decisions are made. This is not a code inspection, nor is it guaranteed or warranted. This inspection will be done by a qualified state-licensed inspector and/or state-registered associate inspector. The inspector's liability for mistakes or omissions in this inspection report is limited to a refund of the fee paid for this inspection and report. This Home inspection report is in accordance with the North Carolina Standard of Practice.

Non-transferable:

This Home Inspection Report is a legally binding agreement between D & D Home Inspection Services (the “Inspector”) and the Buyer (the “Client”). This report is prepared exclusively for the Client and is non-transferable to any third party, including but not limited to subsequent buyers, sellers, agents, or other interested parties.

The findings, assessments, and conclusions contained within this report are intended solely for the Client's use and reliance. Any unauthorized transfer, reproduction, or use of this report by parties other than the Client is strictly prohibited and shall not confer any rights, claims, or warranties upon such unauthorized users.

D & D Home Inspection Services assumes no liability or responsibility for any third party’s reliance on this report. The Client acknowledges and agrees that this report does not constitute a warranty, guarantee, or assurance regarding the continued condition, performance, or future defects of the inspected property.

By accepting this contact, the Client agrees to these terms and acknowledges that the Inspector shall not be responsible for any claims arising from the unauthorized use or distribution of this home inspection report.

KITCHEN: Sink, Disposal, Cabinet/counter, Stove/range, Dishwasher, Microwave, Trash Compactor.

Not Inspected - Refrigerator/Freezer, Portable Microwaves

BATHROOMS: Sinks, Cabinet/counter, Toilets, Bathtubs, Showers, and Electrical/Ventilation,

Not inspected: Shower pans, hidden plumbing.

GARAGE & EXTERIOR APPENDAGES: Floors/walls, Doors, Door opener, retaining walls, Decks/porches, and Stoops/patios

PLUMBING: Supply lines, Waste lines, Water heater, Laundry connections, Wet bar/laundry sink.

Not Inspected: Pipes in wall, floor, ceiling, or below ground, Washer; Dryer, Ice maker; Water pump;

ROOF: Exterior roofing; Attic; Exposed flashing; Gutters. Not Inspected: Inaccessible areas

ELECTRICAL: Incoming lines; Panels; Interior wiring.

Not Inspected: Wiring in walls, floors, and ceilings that are not visible.

HEATING & COOLING: System Type; Combustible system; Distribution; Heat pump/AC; Fireplace.

Not Inspected: Heat exchangers; Vent pipes; Freon levels; Inside systems, Inside chimney liners.

INTERIOR: Walls, Doors, Windows, Floors, Ceilings, Stairs, Handrails, Smoke detectors, Ceiling fans.

Not Inspected: Behind appliance & furniture or personal belongings, screens at doors or windows.

Other items or systems not inspected: Underground utilities, Wells /springs, Solar systems, Personal Property, Sprinkler systems, Recreational appliances, Playground equipment, Tennis courts, Security systems, Cosmetic items. Central vacuum, pools, Elevators, Septic tanks, In ground oil/gas tanks, Drain field, Water softeners, Cesspools, Sidewalks, Driveways, Detached building, Trees, landscapes, and Gardens.

Terms & Conditions 

Air conditioners cannot be safely checked when the outside temperature has been below 60 degrees within the last 24 hours.

The inspection and report do not address and are not intended to address the possible presence of or danger from Asbestos, Radon Gas, Lead paint, Urea Formaldehyde, Mold, Fungi, Toxic Chemicals, water or airborne related illness or disease, and all other similar or potentially harmful substances. The client is urged to contact a reputable specialist if information, identification, or testing for the above is desired. In addition, the presence or absence of rodents, termites, wood bores, fungi, or other insects/vermin is not covered by this inspection.

This inspection report is not intended to be used as a guarantee or warranty, expressed or implied, regarding the adequacy, performance, or condition of any inspected structure, item, or system. The inspection and report are not intended to reflect the value of the premises nor make any representation as to the advisability or inadvisability of purchase to the suitability for use.

This inspection/report is not a certification of any kind, Company shall not be construed
as insuring against any defects or deficiencies not contained in the inspection report and subsequently discovered by the client.

This inspection is not an insurance policy. Both parties agree on the maximum liability for D & D Home Inspection Services. its employees or agents, is limited to an amount not to exceed the fee paid for the inspection services. D & D Home Inspection Services will not be held liable for any claims if repairs or replacements are made or money is spent without notifying D & D Home Inspection Services so it can re-inspect.

The client is immediately to put in writing to D & D Home Inspection Services problems
with the service. Communication must be consistent in that the party originally accompanying the inspector will be the party resolving the problem.

Any controversy or claim arising out of or related to this contract, or any breach thereof,
shall be settled by arbitration in accordance with the rules of the American Arbitration Association, and judgment upon award rendered by the arbitration may be entered in any
court having jurisdiction. Disputes settled without favor to the client will mandate a
payment of re-inspection time and fees, including but not limited to reasonable attorney's fees and arbitration costs.

Payment is due upon completion of the on-site inspection. There will be a $30.00 charge if any form of payment is subsequently dishonored. All legal and time expenses incurred in collecting due payment, return checks, or unaccepted credit payments will be paid by the purchaser of the service. Any fee not paid within 30 days of inspection will have a service charge of 1.5% monthly or 18% per annum added to the inspection fee. Credit is on an approval basis.

This Agreement represents the entire agreement between the parties. No charge or modification shell is enforceable against any party unless such change or modification is in writing and signed by both parties. This agreement shall be binding upon and enforceable by the parties, and the heirs, executors, administrators, successors and assigns.

ACKNOWLEDGMENT :

I, the undersigned, acknowledge that I have carefully reviewed and fully understand the terms and conditions set forth in this agreement, including but not limited to the limitations regarding items not inspected under the scope of this contract. By signing below, I affirm my acceptance of these terms and agree to be bound by the conditions outlined herein.
